House Rules
As per our building's HOA rules, all potential guests must understand and agree to the following rules prior to booking:
• Booking guest must be 23 years of age or older.
• Guests with negative review will not be allowed to book.
• No 3rd Party Bookings.
• No children under the age of 2.
• We do not accept reservations from guests with brand new Airbnb accounts.
• Apartment and the building as a whole can not be used for business purposes such as photography, film or video shoots (any social media platforms), business meetings with non guests, "influencer" promotions or any type of sales inside the building.
• All Guests must provide photo identification for all adult guests staying in building at least 48 hours before their stay.
• Guests must present photo identification for all adult guests staying in building at the time of their check-in.
• Guests without identiflcation or not on the approved list will not be allowed to enter.
• Guests are not allowed to bring non registered guests into the building without consent from owner. Violation of this rule is a $250 fine per unregistered guest.
• No more than (4) people per 1 bedroom unit are allowed entry into the building, per stay. This includes registered guests, as well as visitors, per HOA rules.
• Pets are not allowed except licensed service animals and only if approved prior to guest’s stay. Anyone bringing an unauthorized pet into the property will be fined $150 per pet.
• Guests are only permitted 4 people in any common areas, hallways, lobby, pool, rooftop, and gym area.
• Guests may not cause the level of noise or sound from the unit to interfere with the quiet enjoyment of the building's occupants (e.g. loud music or television, shouting, slamming of doors, etc.)
• All patio areas are to be kept clean.
• Trespassing on private patios is prohibited.
• Illegal, offensive, obnoxious action, or noxious odors are not permitted anywhere on the Property.
• No Smoking, alcoholic beverages, glass containers of any kind are permitted in any common areas, hallways, lobby, pool, rooftop, and gym area.
• No smoking in the unit or in the hallways or common areas.
• Guests are not to leave any items or trash in hallways and/or alley. Trash may be disposed in the trash chute or main trash bin. The main trash bin is located on the first floor adjacent to units 107 & 108. If you do not know where the buildings main trash bin is located, please ask management.
• Guests should not throw any items outside of windows.
• Guests should use the elevators. Stairs are for emergency use only.
• Guests are not allowed to roam hallways or any of the common areas.
• Children under the age of 15 are to be under adult supervision at all times.
• No more than four (4) people per unit may be gathered on a patio at any given time.
Violations of these and all other community rules will be subject to the following fines:
Police called to residence: $250.00 fine; fine may double with each violation
Trash in common area: $100.00 fine; fine may double with each violation
Smoking in common areas: $100.00 fine; fine may double with each violation
Smoking inside unit: $500.00 fine. Fine may double with each violation
Damage to common area: $500.00 fine. Fine may double with each violation.
A $150 late fee will be assessed for any guest still in the property 30 minutes after checkout, without the consent of the owner.
Any other violation of the CC&R's, Bylaws of the Association, and Rules and Regulations may also result in a $ 100.00 fine. Fine may double with each violation.
NOTE: Guests in violation of any rooftop rules will be fined and not permitted on the rooftop for the duration of their stay.

This place is a palace. Blown away by the attention to detail. The work place was incredible. I stayed close to the court house for trial I needed to attend for work. I was able to work from the Airbnb before and after. The work table came with a built in charger. I stay at Airbnb’s up to 4 times a week for work and this place is top 10 for me in LA and number one in Downtown. When I arrived I was exhausted from the three hour drive and stressful work day and it was great to stay at a place that had everything.

El alojamiento está simplemente divino, no podría estar mejor. Sin duda regresaría. Las camas son muy cómodas, todo estaba impecable, limpio y perfectamente ordenado. Además, hay café disponible y pudimos lavar toda nuestra ropa durante la estancia, lo cual fue un gran plus, ya que muchos alojamientos no cuentan con lavadora o cobran el servicio aparte.
El segundo día por la mañana noté que la persiana de la habitación no funcionaba, pero antes de avisarle a Peter, él ya me había escrito para informarme que habían detectado la falla y que entrarían a repararla mientras yo no estaba. La atención y rapidez para resolverlo fueron excelentes. Todo funciona a la perfección.
Lo único a considerar es que el acceso al estacionamiento puede ser un poco complicado, pero envían una guía muy detallada antes del check-in. Solo es cuestión de leer con atención las indicaciones. No podría estar más contento los felicito mucho por su excelente espacio y atención.

Peter's loft apartment is fantastic. The tall ceilings with big windows make the space look huge! The amenities and set up make it very comfortable. Peter was very responsive and helpful. The hot tub on the roof is amazing! Will come back again for sure. Thanks Peter!

This is not my first time in LA, and if you’re planning to stay in downtown, don’t hesitate—just book Peter’s apartment. The location is excellent with 24/7 security and free parking, which is very rare in downtown LA. The area is lively with many activities nearby.
I highly recommend this place, and on my next trip to LA, I will definitely stay at Peter’s apartment again if it’s available.
