House rules

As per our building's HOA rules, all potential guests must understand and agree to the following rules prior to booking: • Booking guest must be 23 years of age or older. • All Guests must provide photo identification for all adult guests staying in building at least 48 hours before their stay. • Guests with negative review will not be allowed to book. • No 3rd Party Bookings. • No children under the age of 2. • Apartment and the building as a whole can not be used for business purposes such as photography, film or video shoots (any social media platforms), business meetings with non guests, "influencer" promotions or any type of sales inside the building. • Guests without identiflcation or not on the approved list will not be allowed to enter. • Guests are not allowed to bring non registered guests into the building without consent from owner. Violation of this rule is a $250 fine per unregistered guest. • Host accepted non registered guests are only allowed in building between 9am and 9pm. • No more than (4) people per 1 bedroom unit are allowed entry into the building, per stay. This includes registered guests, as well as visitors, per HOA rules. • Pets are not allowed except licensed service animals and only if approved prior to guest’s stay. Anyone bringing an unauthorized pet into the property will be fined $150 per pet. • Guests are only permitted 4 people in any common areas, hallways, lobby, pool, rooftop, and gym area. • Guests may not cause the level of noise or sound from the unit to interfere with the quiet enjoyment of the building's occupants (e.g. loud music or television, shouting, slamming of doors, etc.) • All patio areas are to be kept clean. • Trespassing on private patios is prohibited. • Illegal, offensive, obnoxious action, or noxious odors are not permitted anywhere on the Property. • No Smoking, alcoholic beverages, glass containers of any kind are permitted in any common areas, hallways, lobby, pool, rooftop, and gym area. • No smoking in the unit or in the hallways or common areas. • Guests are not to leave any items or trash in hallways and/or alley. Trash may be disposed in the trash chute or main trash bin. The main trash bin is located on the first floor adjacent to units 107 & 108. If you do not know where the buildings main trash bin is located, please ask management. • Guests should not throw any items outside of windows. • Guests should use the elevators. Stairs are for emergency use only. • Guests are not allowed to roam hallways or any of the common areas. • Children under the age of 15 are to be under adult supervision at all times. • No more than four (4) people per unit may be gathered on a patio at any given time. Violations of these and all other community rules will be subject to the following fines: Police called to residence: $250.00 fine; fine may double with each violation Trash in common area: $100.00 fine; fine may double with each violation Smoking in common areas: $100.00 fine; fine may double with each violation Smoking inside unit: $500.00 fine. Fine may double with each violation Damage to common area: $500.00 fine. Fine may double with each violation. A $150 late fee will be assessed for any guest still in the property 30 minutes after checkout, without the consent of the owner. Any other violation of the CC&R's, Bylaws of the Association, and Rules and Regulations may also result in a $ 100.00 fine. Fine may double with each violation. NOTE: Guests in violation of any rooftop rules will be fined and not permitted on the rooftop for the duration of their stay.

Peter’s place was perfect for our one-night stay in Los Angeles. We chose this place due to it’s proximity to the Crypto (I can’t add .com at the end) Arena and it did not disappoint. Despite being in downtown L.A., the area was relatively quiet and surrounded by some really great restaurants and stores. The unit (and building) had everything we needed (including easy to access parking) and more. Our only regret was that we only stayed for one night.

Peter was the best host! Not only were the check in instructions great with photo examples to aid a smooth process but he was willing to work with me on checkout time. I came for work and left my belongings at the apartment thinking I would be back in time before checkout and Peter was not only helpful but very understanding. Being able to check in very late after a long flight with front desk security made it really easy and comfortable. It was so quiet! Which is surprising for the area. The space was more spacious and beautiful in person. Can’t wait to book this for visiting friends
